We have concrete! - Slab Pour

After a bit of a delay while Porter Davis made the changes to reduce our garage by 10cm we are back on track with a slab being poured.

It took the slab team the day before to finish off the slab setout. They work quickly installing all of the side boards, plastic liner, polystyrene pods/waffles, various steel reo and tied it all off as required.

At this point we had arranged for an inspection to be completed

Neighbour Fence Woes

It has been quite a while or at least it feels like forever that we have been planning our new home. We choose this, that, sign here and there, and get various approvals for our home to be built. Well it seems that there was one approval that was not requested. We planned to build on the boundary with our boundary taking the place of the existing fence. Although we have built before last time was in a developing estate with no fences. This time there was an existing fence to complete any works on that fence requires a fencing notice to be issued by us to our neighbor.

Pre Slab Work

The guys have been busy with all of the groundwork that needs to be done before the slab is poured. We've have about 20 piers drilled and filled with concrete, electrical connection, plumbing connection, groundwater drainage completed and various other bits and pieces that need to be done before a huge piece of concrete lays over the top. Until now I was only assuming but yes, we do have 3 phase electricity available for our whole house refrigerated air-cond promo. Oh yeah, and at the end of this our neighbours are

Site start

Well here it is, Site Start. Not much to tell here except that we have a toilet and an excavator came and moved some dirt around.

Porter Davis came through and actually started on the day they said they would. A toilet and waste cage were delivered to site.

Good news at last - Site Start dates

After a while getting permits, approvals and everything just right we eventually got the good news of a site start. In late December we were advised of the potential of our build starting in Mid Jan. I wasn't overly confident but arranged for our block to be mowed and cleared just in case. Jump forward a few weeks to today and Porter Davis have come through with the goods. We have a site start set with the site cut booked for 19th Jan 2017 and as long as weather permits we will then have a slab pour on 2nd Feb 2017. Going by our contract time we will be in no later than mid September 2017. Lets see how it all pans out. Christmas lunch at our place this year I say!

Update August/September 2016

Time goes so quick.

The last few months have been very busy including our tender appointments, yes appointment's', and contract signing. We had 2 tender appointments because at our first appointment we didn't feel comfortable signing. It felt a bit rushed at the eleventh hour. We knew our site costs were going to be high but couldn't get costings until tender. It made it difficult to make decisions on what we can include and what we can't. At the tender they still

Our Floorplans

Here are the plans/floorplans for our Waldorf 48.

When we sat with the various people involved at Porter Davis I would ask about the different floorplan and plan changes that are in the display vs the master plans. The significant changes are easy to notice like garage extensions but from the inside of display homes it's not always easy to spot smaller changes like living room extensions, plumbing void moves, balustrade instead of walls and so on. Our tender presenter was very good at going through everything with a fine tooth comb and we had taken heaps of photos of the display home both inside and out for reference.
